Graycor Construction is currently providing construction services for the retail/residential mixed-use development located in Vernon Hills, Illinois. The retail portion of Mellody Farm consists of 14 individual, one-story, slab on grade, retail buildings located on approximately 28 acres. The total gross building area of the retail project only is approximately 270,000 square feet.
The off-site work includes expanding the existing roadway on both Milwaukee Road and Townline Road, adjacent to the intersection in all directions. The work will also include relocation and coordination of all affected utilities. The on-site work includes rough grading and utility stubs for the residential parcel, site work and building pads for four buildings and modification of the existing detention pond to the east.
The vertical construction consists of 10 retail buildings which will vary in size and construction type such as precast concrete and steel and masonry construction. The building construction will consist of the core and shell as well as varying levels of tenant interior build-out work.
In addition to the on-site work mentioned above, there will be an irrigation system, landscaping, hardscape, and FFE including Muzak, benches, trash cans, pylon signs and directional signage. There will also be common area gathering features such as a fire and/or water element.
