Project Scope

Graycor Construction was the general contractor for the construction of Park Riverside Building 3, a 475,000-square-foot distribution center located at 55th Avenue and Lower Buckeye Road in Phoenix. The state-of-the-art facility is a cross-dock, 36’ minimum clear height, concrete, tilt panel distribution warehouse with panelized roof structure, steel girders and joists. The building infrastructure includes fire line, domestic water line, sewer line and storm management systems. Other key aspects of the project included a 1,893-square-foot spec office suite, ESFR sprinkler system, 142 trailer spots and 185’ concrete truck courts. Improvements to the 27.7-acre site consist of site concrete, landscaping, asphalt paving in parking areas and concrete paving in truck courts.

Subsequent to shell construction, tenant improvements to the prototype facility was completed under a fast-track, 15-week construction schedule to meet the "go live" date of e-commerce giant Amazon.

Building 3 incorporates sustainable elements such as low VOC paint, high efficiency mechanical units and LED lighting throughout the facility to achieve LEED certification.
