Project Scope

Graycor provided design-build services for two main expansions and renovations to an existing 477,000-square-foot food distribution center. The facility received a new 40,000-square-foot dry goods storage addition and a 49,000-square-foot perishable addition. Graycor modified and repurposed 60,000 square feet of cold temperature spaces.

The live environment work which maintained ongoing operations included improvements to finished spaces, 87 parking spaces, 24 logistics parking spaces and a second employee entrance. The existing building was also upgraded with LED lighting, server room conversion that included an IT shut down, locker room renovations and a significant upgrade to the emergency generator system that performs as a peak power shaver.

Challenging site conditions included strict compliance with Minnesota stormwater regulations, wetland mitigation, undercutting amending native soils, deep foundations and underground gas transmission line conflicts. Anticipating a winter completion date, several scopes of work were completed in advance, allowing ease of owner occupancy and accessibility three months ahead of schedule.
