Project Scope

With more than 30 Crate and Barrel construction and renovation projects under its belt, for the first time, Graycor built a CB2 – a Crate and Barrel ‘sister’ store – in Miami Beach, Florida, for retail owner Euromarket Designs Inc. The specialty chain is a spinoff of the nationally recognized home furnishings retailer (better known as Crate and Barrel) and offers a modern, affordable product line geared toward young urban adults. The Miami Beach CB2 store, which is Florida’s first, is one of seven in the nation. The project duration was 10 months.

The project, which was set in an urban area on a zero lot-line, had no lay-down or storage areas, which required scheduling ‘just in time’ deliveries. The project was also located directly adjacent to a historical structure built in the 1920s that is part of the National Register Art Deco District. In addition, another challenge on this project was conforming to the local county’s strict requirements due to the area being considered an HVHZ [High Velocity Hurricane Zone], having the highest wind loads in the nation. The team had to procure NOAs [Notices of Acceptance] for all exterior components, including the building envelope, all exterior façade materials, roofing, and roof support structures such as HVAC equipment.

Project scope for the three-story, 16,000-square-foot building included underground work and installation of auger cast piles, foundations, a concrete and masonry structure, traction elevator, and all MEP systems. A tenant interior build-out was also completed, consisting of sales areas, administration offices, a break area, and stockroom areas.
