Project Scope

Graycor completed the design-build renovation of Simon Property Group’s Meadowood Mall. Center court improvements included removal of concrete planter walls, installation of new carpet, and ceramic and wood flooring throughout the 890,000-square-foot mall, and installation of glass handrails. Updated lighting, fresh paint, new signage and fixtures also refreshed the common areas of the mall, food court, restrooms and secondary entrances.

The most notable feature of the project was renovation of the three primary entrances. Demolition of existing entrances made way for large curtain wall/glazing systems with automatic sliding doors, metal panels and lighting enhanced by tinted sidewalks and fresh landscaping. The renovation was completed in a live environment while maintaining access to all entrances during business hours. The detailed phasing plan for the entrances and center court included work after mall hours and was critical to the project’s successful completion.

Public safety and the protection of store merchandise and displays were concerns. Areas were segregated to maintain a safe path of egress for the public while subcontractors worked when the mall was open. At one point, over 1,700 linear feet of barricades were in use. After hours, merchandise and displays were protected from dust and debris. The overnight construction areas and protective features that could affect retail operations were cleared every morning before the mall opened.
