Graycor served as the general contractor for a 683,862-square-foot expansion to the existing 565,629-square-foot industrial G303 building—a 1.25-million-square-foot of Class A industrial building for manufacturing and distribution. The project included tenant improvements (TI) to Phase I, including office space and power distribution for manufacturing mattresses. Additional TI work included fire sprinkler protection. The Phase II expansion included footings and foundations, SOG and concrete tilt panels. Additional building features include structural steel and underground wet and dry utilities. Graycor also completed the build out of the expansion building for tenant occupancy.

At G303, Graycor deployed a detailed “live environment” methodology that accounted for phasing, staging, utilities, and safe employee ingress and egress, which ensured existing MLILY operations proceeded without disruption to the facility, employees or customers.
